Design
The Design group has a staff of Project Managers that manage construction and remodeling projects that take place on the UNT Denton Campus. Projects can involve everything from hard-walled construction to furniture procurement and everything in between.
The design process involves space assessment, space planning, creating construction documents, selection of color and finishes, project accounting and ensuring that campus facilities are in compliance with various local, state, federal and university health and safety codes or policies.
Furniture layout, design and procurement is a key service that we provide. With our expertise and highly technical resources we can advise on furniture selections and placement. By assisting you with your furniture selections, we are able to offer ergonomic assessments, industry discounts, long term warranties and efficient use of space.
A project management charge of either 12% or 4.5% is assessed at the end of each project.
To start the process for a new project, please fill out our Project Initiation Worksheet (PIW). Even if all you need is a consultation or estimate, simply return as noted on the form. PIW Frequently Asked Questions (FAQ)
CADD
The CADD (Computer-aided Drafting and Design) group is responsible for keeping accurate electronic floor plans and construction records for all buildings managed by UNT Denton Facilities. We are also responsible for updating the campus map, designing and preparing construction documents for site improvement projects, scanning and plotting construction documents and providing AutoCAD drawing services to UNT Facilities.
Floor plans for existing buildings and other drawings can be requested by contacting our CADD Manager, Krystyna Bojanowski, at . Prints or CD’s will be provided at a minimal charge to the requesting department.
Facilities Inventory
The Facilities Inventory group is responsible for maintaining, integrating and reporting on all campus space and space allocation. We utilize and enterprise application by FM Systems to integrate our CADD drawings with our space management data, as well as collect, manage and display space information to the UNT comunity via the web.
Policies & Laws
Some people might ask why Facilities has to do any remodel work, when it seems like it might be cheaper to get it done by an outside contractor. Here's why:
It is the policy of the University of North Texas to route all requests for remodeling and subcontractor work within the confines of the University through the Facilities Management and Construction office. The reasons for this are as follows:
- On site workers must comply with University and State guidelines for insurance coverage.
- All remodeling must comply with State accessibility laws, the Americans with Disabilities Act, NFPA 101 Life Safety Code, and Texas Commission on Environmental Safety Quality (TCEQ).
- Remodeling projects over $50,000 in scope must be submitted to the Texas Department of Licensing and Regulation for review and inspection.
- Building renovation plans must be coordinated with and amended to the overall building plans on CAD so that all existing plans reflect the actual construction in place.
- All proposed construction documents must be reviewed by the Office of Environmental Health and Safety and the Police department for compliance. Surfaces and finishes to be demolished or altered must be tested for hazardous materials to include asbestos. If asbestos is present, an additional 10 days may be necessary to notify the Texas Department of Health. If any hazardous material is present, the materials must be abated in compliance with State and Federal requirements.
- Plans and construction must be coordinated with existing electrical service, emergency power service, heating, ventilating and air conditioning service, sprinkler systems and fire alarms.
- Plans and construction must also be in compliance with building standards for colors, finish quality, volatile organic compounds, hardware, locking quality, function, and energy consumption.
- Renovations must be compiled into the report classifications of the Texas Higher Education Coordinating Board.
